Prices in NW8 are 103% higher today than they were in 2005. This in contrast to the rest of the UK where, according to government figures (and excluding London), prices are just 41% higher than they were in 2005. The number of properties sold between January and November 2015 fell by 29% compared with the same period a year ago. Between January and November 2015 the number of homes selling for under £2 million fell by 26%; those selling for over £2 million fell by 35%. The average number of days a property spends on the market before being sold increased by 18 days in 2015 compared to 2014. Homes sold between January and November 2015 achieved an average of £1,257 per square foot, 2.8% down on the same period last year. The total value of properties sold between January and November 2015 fell by 41% compared with the same period in 2014, while the total value of homes sold dropped by £225 million. Properties sold this year achieved an average of 92% of their asking price, down from 95% in 2014.
